Foreign investment market in Italy? A strong rise at the end of 2022. The volume of investments is reportedly over 11 billion. Only 30% of it is in Italian capitals.

Qatar has already invested in Italy 5 billion euros. What involves this asset allocation? 70% of it is offices 20% hospitality and 10% residential. Moreover, in Germany, France and the United Kingdom attention is given to the logistics, especially the ‘’last mile’’.

The operational decisions taken by the sovereign funds of Qatar were aimed at Sardinia and Costa Smeralda thanks to Smeralda Holding, an Italian society with a single partner share held by QatarHolding, an operating arm of QIA (Qatar Investment Authority).

Smeralda Holding has a real estate heritage composed of four hotels,(Cala di Volpe, Romazzino, Pitrizza e Cervo), the Marina di Porto Cervo (one of the most important harbors in the Mediterranean), the Pevero Golf Club and the shipyard, other than several minor assets like commercial spaces, offices, apartments, bars, restaurants. In addition, Smeralda Holding owns more than 5500 acres of the coast. QIA hires specialised consultants, such as COIMA sgr being the main one, that signal to Qatar the right investment for their mission.

San Teodoro, Santa Teresa di Gallura, Costa Paradiso and Portobello of Gallura represent 75% of properties managed. In 2022, Capo Coda Cavallo, Budoni, small farmhouses, vineyards producing Vermentino and secular olive trees saw a big increase in interest from investors and are starting to distinguish themselves as good alternatives.
